Default Renting out Apartment

Hello all - I am thinking about buying a 2 bed apartment in PP - how easy is it to let it out during some of the year in order to generate extra income - I am struggling to info over here in the UK into the feasability and praticalities of doing this - and also details of local estate agents that deal in PP property besides those that advertise on this website.

thanks - would like to hear from young people that have made this huge leap recently so I can learn from their experiences...

hi david , renting out holiday property is not difficult at all. you can use the local newspapers or advertise in your own home town. i know a lady over here that can help, if you would like me to put you in touch with her let me know.

you should be cautious about buying to let as some communities forbid commercial letting unless the properties are registered as holiday lets
and estate agents will not always notify prospective buyers of this for obvious reasons

Hi
Renting is easy but you have to be cautious who you use. Our first year we went through a management company who only rented 2 weeks for us. We also suspect they rented out without us knowing. This year we went onto the Puerto Pollensa web site and did our own bookings and were fully booked. We also got a fantastic person to manage the apartment for us
( cleaning and gen maintaiance ) and it has been great. it can be time consuming having to do all the bookings your self and you must be VERY organised making sure you don't over book and ensuring people have left before others arrive etc. The main thing is for YOU to keep in control and not rely too much on others. Also before you make a decission about any person doing any work is to try to see if they have been used by others as you have noticed from others there are people there ready to rip you off as we discovred in our first year. Now we won't use anyone without asking around first. Good luck.

We are looking to buy a 2 bed apartment in PP to move into early next year (once we have sold our house in UK) and then will be looking for another similar property to rent out to provide us with an income. As we will be living in PP I can clean and manage the property myself, but was interested in any advice regarding ensuring the property is fully booked ?
What does it cost to advertise on the PP site you mentioned?

I assume that the website mentioned is this one (you are reading its forum)! It costs 130 GBP + VAT p.a. Have a look at www.puertopollensa.com/Advertise.html for details & to see existing ads see www.puertopollensa.com/PrivateVillas.html Having said that we are shortly going to introduce a much more dynamic system that allows visitors to search on properties & lets advertisers create & update their ads on-line. So watch this space!

I have just spent the past couple of hours going through all the posts and found most items really useful - especially from the regulars!

We are just in the middle of buying a house in PP, and have spent above our planned budget (doesnt everyone!). Because of this we have discussed renting the property for the first 12 months so that we will have some income to do the house up , for our use only, the following year. However, I didnt realise that some communities fobid commercial letting, and you are right - our estate agent hasnt informed us of this - thanks smiddy! Once I post this I am e-mailing the estate agent asking if this is the case for our property. Bit of a shock to the system, but still wont put us off - just have to re-assess our master plan!

Every area we have queries on seems to be covered. I will be checking on here regularly! Thanks everyone.

Hi there
if your house is not part of a community you will probably be okay
but when you see the behaviour of some holidaymakers would you really want them staying in your place when you dont know them from adam (or eve)
