Default Offers on properties in PP

Out of interest when one buys in Spain/Mallorca, how fixed are quoted sale prices for properties?

Do those with experience of buying in PP or Mallorca know whether sellers 'generally' expect to achieve or better the agents quoted price or is it closer to the English system where offers under the asking price are regularly accepted?

I'm not sure what the expectation is with Spanish owners but with English owners I should think it is the same as in the UK.

We bought last summer and negotiated our price in the same manner as in England. We managed to reduce the agent's price and got the furniture thrown in!

Hi James, Spaniards in general and Mallorcans in particular have a very different attitude to property ownership and sales. Where as we might buy a property with a view to investment, this is not the attitude here amongst the locals. Property is often in a family for many generations or individuals continue to but properties and businesses, simply so that their children/families have something when they die. Therefore, when a Mallorcan does actually put a property on the market, he is not thinking of raising a "fast buck". Take this into account therefore. If buying from a Mallorcan, make an offer if you want, but I would be very surprised if it is accepted, no matter how close it is to the asking price. If it is a Brit, German or any other nationality, offer away, and see what you can save.

I agree with you Mallorcaboy. I think the only reason we got a discount was because the Mallorcan who owned our apartment was letting it out as a long term rental. He seemed pleased to complete as quickly as possible, and not have to worry about getting rid of the furniture.
