Default renting your apartment

Not sure if i have this right and i know its a grey area but if you own an apartment and you want to rent it out as long as you declare it pay tax etc its okay, or even if you do that its still illegal and you could get fined, only my son has been looking at property and hearing different things from agents. Also is there a law making it clearer due to be passed in the next 6 months.

Unless you have a licence it is illegal and you could be face a hefty fine if caught by the inspectors. However i believe the government are looking at changes to the law so that apartment owners that have not been able to obtain a licence before may be able to in future.

Firstly, a lot of estate agents will tell you anything to get a sale.
It seems to be that renting apartments is illegal but I don't know 100%.
However, I'd probably advise anyone against buying a property if they need to rent it to make it pay its way, only my opinion of course.
If apartment renting was made legal(?) my understanding is that you will have to get your neighbours to agree that you can do so, so again, it would be risky buying one assuming you'd be able to legally rent it out.

Thank you Sparky know their has been so many articles on the subject but cant get my head round the conflicting advice.Also with my son looking to buy and he would want to rent it for a few weeks at different times of the year its very worrying .think maybe its best to wait 6 months and see what the outcome is.
